SUMMARY DESCRIPTION OF CLASSIFICATION: Under direction, performs maintenance supervisory work in an assigned area. Work of the class involves responsibility for reviewing and assigning maintenance work requests to the appropriate trades workers for completion, supervising the day-to-day operation of several trade functions in an administrative area, coordinating requests for parts and materials, maintaining and completing records on work requests and assisting the supervisor in the administration and management of the area maintenance program. Supervises the work activities of a number of supervising trades workers. Work activities of employees in this class are differentiated from those of area maintenance services supervisor by the much greater degree of involvement in the day-to-day assignment of work and supervision of work activities and lesser degree of involvement in policy and program planning activities.
MINIMUM QUALIFICATION STANDARDS
KNOWLEDGE, SKILLS, AND ABILITIES: Considerable knowledge of the methods, procedures, tools, and equipment of building and ground repair, construction and renovation and school equipment and facilities maintenance. Working knowledge of the trades involved in maintenance activities. Ability to effectively supervise shop and field maintenance activities, including the assignment of work and completion of accurate work orders. Ability to make accurate labor and cost estimates, maintain records and complete maintenance related reports. Ability to evaluate maintenance activities and employee performance and to make sound recommendations for the prompt, efficient, and effective maintenance of school buildings. Excellent oral and written communications and human relations skills. Knowledge of and the ability to meet the seven core competencies of the Supporting Services Professional Growth System (SSPGS).
EDUCATION, TRAINING, AND EXPERIENCE: Associates degree required. College course work or trade school training and considerable experience in building and grounds maintenance, construction and renovation, and school equipment and facilities maintenance, including some lead or supervisory experience required. Other combinations of applicable education, training, and experience which provide the knowledge, skills, and abilities necessary to perform effectively in the position may be considered.
CERTIFICATE AND LICENSE REQUIREMENTS: Possession of a valid Maryland driver's license.
PHYSICAL DEMANDS: (Special requirements such as lifting heavy objects and frequent climbing.) Ability to lift moderately heavy objects, climb, and complete inspection of work and related maintenance activities.
SPECIAL REQUIREMENTS: (Frequent overtime or night work required, etc.) Ability to respond to emergency work requirements at any time and to work overtime and unusual hours.

EXAMPLES OF DUTIES AND RESPONSIBILITIES:

1. Manages the performance of the day-to-day operation of depot, trades and shop functions, as well as front office staff.

2. Assigns maintenance work requests and scheduled preventive work, which have been approved for completion, to the appropriate trades workers.

3. Coordinates work activities requiring more than one trade skill.

4. Decides upon and monitors work requests to be forwarded to Shady Grove maintenance shops for completion.

5. Complies and helps to ensure that all employees are in compliance with MCPS and DOM policies and procedures; such as procurement, work orders, inventory, vehicle care, scrap, leave, SSPGS, safety, and security.

6. Oversees inventory management at the depot.

7. Supervises the planning, work scheduling, work evaluation, parts/equipment procurement, and work order/records completion activities of the supervising trades workers.

8. Ensures the accurate and proper completion of all data required for work orders, and manages records regarding the status of work requests received.

9. Visits schools and job sites to identify/clarify plant, equipment and grounds work requests; to plan work and resolve problem areas and to inspect/evaluate work activities and completed work.

10. Assists the maintenance facility area manager in completing school and job site visits, work planning and evaluation, budget estimates, costs and labor assignments to maintenance projects, prioritizing work requests, employee evaluations and other activities related to administration and management of the area maintenance program.

11. Perform related work as required.
