| Under direction, is responsible for overall maintenance of all schools and school facilities in a designated area. Work of the class involves administration and supervision of maintenance activities in a large geographic area. The employee has overall responsibility for program planning and execution, directing the work of several maintenance shops and maintenance and renovation activities in an assigned area. Work is evaluated by a superior who outlines programs and departmental policies. The employee is expected to work independently in implementing the policies. The responsibilities of this classification are considered administrative in nature and will sometimes require an employee to work beyond the normal workday or workweek for which the employee will not receive additional compensation. |
| This position requires knowledge of all of the seven core competencies of the MCBOA Professional Growth System to include commitment to students, knowledge of job, professionalism, interpersonal, communication, organization, and problem solving. Comprehensive knowledge of methods, equipment, tools, and procedures of building and grounds repair, construction and renovation, and school equipment and facilities maintenance; working knowledge of the trades involved in maintenance activities; knowledge of budgeting, capital planning and procurement. Ability to effectively plan maintenance service programs and applying appropriate policies, supervise field and shop maintenance activities; ability to complete maintenance reports, maintain effective record-keeping systems and make accurate human resources and cost estimates on maintenance projects. The following are essential: ability to evaluate maintenance programs and activities and to plan and implement programs for the prompt, efficient and effective maintenance of school buildings and grounds; ability to supervise large numbers of employees; ability to work under pressure and manage emergency situations and excellent oral and written communications and human relations skills. |
| Graduation from high school supplemented by applicable college coursework or trade school training and extensive experience in building and grounds maintenance, construction, and renovation and school facilities and equipment maintenance, including considerable experience as a supervisor. Other combinations of applicable education, training, and experience which provide the knowledge, abilities, and skills necessary to perform effectively in the position may be considered. |
| Possession of a valid Maryland Class C's license or equivalent. |

- Administers the overall maintenance of schools and school facilities in an assigned area.
- Initiates and reviews capital expenditures within area; initiates PLAR, mechanical, roof and other capital expenditures.
- Directs, oversees, and coordinates the operations of several maintenance shops; directly supervises one shop.
- Analyzes and approves or disapproves requests for maintenance services; makes site visits to inspect situations.
- Reviews plans and specifications for additions, modernizations, renovations and new schools in area and makes recommendations as appropriate.
- Represents area regarding facilities requirements in review of capital budgets; categorizes projects and prepares cost estimates; prepares facilities plan for area.
- Prepares annual operating and capital budget.
- Approves supply expenditures.
- Advises area and central staffs on facilities matters; meets with groups as necessary.
- Ensures implementation of and compliance with applicable rules and regulations affecting safety and management of operations.
- Establishes means of monitoring maintenance service on an emergency basis; responds to emergencies.
- Develops and implements preventative maintenance program; monitors work orders, labor and accident reports, and expenditures.
- Evaluates employees and arranges for their training.
- Performs related work as required.
